Don Bartlett is President and CEO of Momentum Partners. As the company’s head of real estate and a recognized expert in the real estate industry, Bartlett is responsible for overall real estate strategy, deal flow, project selection and investment group formation. A 30 year veteran in commercial real estate, Bartlett’s expertise includes product and fund design, new business development, portfolio strategy and investment management. He has substantial transaction experience with nationally recognized household name brand companies and with numerous Fortune 1000 and Global 2000 companies, including Key Corp, PACCAR and Microsoft.
Prior to founding Momentum Partners, Bartlett was a co-founder of EssentialMarkets, a business-to-business e-commerce company specializing in web-enabled procurement systems, where he served as Chairman of the Board of Directors. He successfully passed control of the company to Deutsche eVentures, a division of Deutsche Banc, in partnership with GeoSorros and Quantum Sorros Fund early in 2001. Prior to EssentialMarkets, Bartlett was a co-founder of LibertyBay.com, a consumer Internet Service Provider (ISP) whose subscriber base was later sold to Earthlink. Bartlett served as Chairman and director of LibertyBay.com, and was responsible for negotiating the bulk of the company’s key business partnerships. Bartlett has worked routinely with Fortune 1000 and Global 2000 companies and their mid-tier enterprises partners as well as with numerous Household Name companies engaged in roll-out strategies and has a clear understanding of their needs and wants. Mr. Ormond is a veteran of 35+ years in the real estate development and building products industry. For the past 10 years, he has served a dual role as Vice President and General Manager of GX International and GX Architecture & Design Consulting Service, Inc. (GX) a division of Zhejiang Jiangong Real Estate Development Group (JGRE) maintaining divisions and offices in Seattle, WA USA; Newport Beach, CA USA; Sydney, Australia; Hong Kong, China, and Hangzhou, China. JGRE is a multinational real estate development company based in Hangzhou, China. Mr. Ormond reports directly to the chairman of the company and is responsible for investment selection, portfolio management, as well as overseeing day-to-day operations. Selected a AAA credit enterprise by financial institutions for ten consecutive years, JGRE has become a multi-faceted real estate enterprise focused on the development and operation of international urban residential, commercial, retail and resort complexes.
The company has an impressive track record and to date has developed more than 20 large scale urban and commercial mega projects. With more high quality projects being added to the portfolio annually, it’s customized projects for enterprises listed among China’s Top 500 Enterprises such as China Mobile, China Unicom and Zhejiang Energy as well as specific purpose and mixed use mega projects such as Legend City, a multi-use urban high-rise project consisting of five 24 to 26 story condominium towers with 1000 sold-out condominium living units; EAC/Euro America Center, a three building 26 story high-tech high-rise mixed use commercial office, residential and retail complex housing an indoor two story shopping mall and restaurants, an award winning 450 unit serviced apartment building managed by Oakwood Suites & Residences and a luxury five-star hotel; Westlake Mansions & Ultra Luxury Resort, a private pre-sold resort style 89 room ultra-luxury boutique hotel community with private club and 12 luxury villas; J Legend Bay, a waterfront 24 to 26 story six building high-rise mixed use commercial, residential and retail complex; Qingyun Legend City Waterfront, a large scale mid-rise residential development, as well as multiple land and business development projects in the USA and Australia including three “new-town” redevelopment projects.

Ms. Berheim joined Momentum Property Management in June of 2020. As a Regional Property Manager, she is responsible for managing the daily operations and performance for each property. This includes increase profits and customer satisfaction. Her focus is on cutting company costs and boosting company revenue through innovative management techniques. She is organized and diligent with a strong background in sales, planning, budgeting, and staffing.
Prior to joining Momentum Property Management, Ms. Berheim was the Regional Property Manager at The ConAm Group and Bridge Group, an owner and operator of multifamily properties located throughout the United States. Ms. Berheim was responsible for the daily operations, strategic planning, and oversight of properties in Washington and Oregon state. Preceding this position, Ms. Berheim started her career in multifamily at HSC Real Estate where she held various positions.
Early in her career, Ms. Berheim’s experience included retail, customer service and hospitality.
